Purchasing a Home Listed by a Realtor
The first thing you should know is that the majority of homes for sale in most areas are listed with Realtors. So, chances are the majority of Buyers looking by themselves will end up dealing with a Realtor (the Listing Realtor) sooner or later. That being said, if you wish to make an offer you can simply request the Listing Realtor act as a dual agent (represent both the Buyer and the Seller) and write the offer and present it to the Seller for you. Realtors have received training with respect to dual agency and are quite capable of acting for both parties.
In the alternative, you can contact us. We will meet with you, take your instructions, draft the offer for you – making sure that your interests are properly protected – and, if required, make arrangements to have it presented through the Listing Realtor to their Seller.
Purchasing a Home that is for Sale by Owner
Another typical situation which often occurs is when a Buyer has found a home to purchase on their own and it is not listed by a Realtor, but instead listed for sale by owner. Often in this situation, neither the Buyer nor the Seller quite know how to proceed. The process is for most part the same as when the property is listed with a Realtor, with one exception, there is no intermediary (Realtor) between the Buyer and the Seller. Consequently, the Buyer presents and negotiates his offer directly with the Seller. This can be a daunting task for an inexperienced Buyer. How a Notary Can Help You
Regardless of whether or not the offer is presented through a listing Realtor or directly to the Seller, after the Seller’s agreement has been obtained we would then, upon your request, take you through the process of removing any subject to conditions that may have been inserted in the offer. The thing to note here is that we act only for you, the Buyer. As such, the amount and scope of work is always based solely on your instructions and performed only when requested. So, at any stage in the process of writing, presenting and finalizing the offer the Buyer is in complete control. Thus, at any time the Buyer, if he feels competent, during the offering process, can elect to proceed on his own and as a result limit the work and hence the costs.
